The fusion of architecture and culture that comprised the first Surrey City Centre Plan was a key part in establishing the vision of a metropolitan future.

The plan provided a backdrop for Surrey 1.0; in which public and private characters played out a storyline on a time horizon that would take decades to manifest.

Up to now, Surrey 2.0, horizons of the future have been the way City Centre is sold. But we found that city life has, in fact, arrived.

An identifiable downtown has taken shape. Surrey is fast becoming the Fraser Valley’s metropolitan core.

It’s evolved into a centre for education, major employment, services, higher density housing, commercial, cultural, and institutional activity.

The downtown core is home to a diverse population, green urban infrastructure of parks & plazas, greenways, and planted boulevards.

The final build-out of Central Downtown is underway — Surrey’s 3.0 era.

What is Surrey’s 3.0 era?


This is a big simplification, but for us, ‘Surrey’s 1.0’ represents the civic investments made in Surrey City Centre including Central City, City Hall, Central Library, and the university presence. This investment created a real sense of confidence that energised the development community to take on high density residential opportunities; ‘City Centre 2.0’. Looking forward, Centre Block will complete the plaza and the Surrey-Langley skytrain extension will greatly improve regional connectivity. The build-out of Central Downtown is ‘Surrey’s 3.0’ era.

We’ve built our practice around long-term commitments to quality and craft. Through this lens, we decided to make Surrey a core focus. 102+Park is Marcon’s first development in Surrey City Centre. It embodies our intentions, revealing a great deal about our DNA. We believe you will see this reflected in our work.

We see our projects as part of a dialogue between what is built, the place where it is situated, and the people who live there. 102+Park is conceived to define urban living in Surrey’s Central Downtown. Inspired by an institutional-modernist precedent, 102+Park is a simple, straightforward skyscraper. The design combines commercial with residential, integrating the Parkway experience with the contextual fabric of Surrey’s Central Plaza.

Surrey Pavilion was envisioned as a place that fuels creativity, promotes culture and provides inspiration. The design is based on our vision of a modern cafe, set beside world class urbanism, and quietly embracing the environment. Our collaboration with Nemesis continues our practice of offering our projects as an incubator for some of the best food & beverage concepts in Metro Vancouver. Inspired by MoMA exhibition, we’ve curated a collection of interactive exhibits dedicated to helping visitors understand, and most importantly, enjoy our latest project. We look forward to hosting you at Pavilion.

“Time + Place” was chosen as the tagline for this campaign, both as a way of describing this moment in Surrey City Centre, and as a way to focus our team on placemaking. As part of our introduction to Surrey, we will be opening a Pavilion, a place to demonstrate our values, and those of our chosen collaborators. This website accompanies a Sales Gallery at Pavilion; through these mediums, we’ll share more about Marcon and this journey in Surrey. We believe that innovative platforms matter more than ever, and we’re committed to proving it with how we show up in the places we practice.

The final build-out of Surrey’s Central Downtown is underway. Coming soon, is 102+Park by Marcon Developments, a 42-storey mixed-use tower designed with Institutional-Modernist principles that contrasts a dark exterior colour palette with neighboring buildings.

Thirty-five storeys of residential space are built over seven levels of underground parking for 435 vehicles and a 6-storey commercial podium with 8,342 sq ft of retail and 112,472 sq ft of office space.

The 376 condominiums offer a variety of floorplans, ranging from studios to 3-bedroom suites with 378 – 1,840 sq ft of interior living space. Crowning 102 and Park is a pair of 2-storey penthouses.

Since 1985, Marcon has been building projects across
Metro Vancouver. With each generation, we commit to
a few, select markets with the potential to participate
in a much larger urban narrative.

When we started exploring Surrey City Centre, we recognized that, for narrative purposes, development in the area would best be described in terms of ‘eras’.

This is a big simplification, but for us, ‘City Centre
1.0’ represents the civic investments in Central City,
relocating city hall, developing a university presence,
and building a central library.

All of this public investment created a real sense
of confidence that energized the development
community to take on opportunities for high density,
residential communities; ‘City Centre 2.0’.

Looking forward, the development of Centre Block
will complete the plaza in Central Downtown. And the
Surrey-Langley SkyTrain extension will greatly improve
regional connectivity. City Centre will enter its ‘3.0’ era.

With Surrey now set to become the largest city in
British Columbia, and Central Downtown as the Fraser
Valley’s new metropolitan core, it became evident that
participating in the build out of ‘City Centre 3.0’ is the
right focus for us.
